Take a Noida employee on a basic salary of ₹45,000 a month with ₹22,500 of HRA, renting a 2 BHK at ₹28,000 a month — figures drawn from this city’s mainstream rental bands. Section 10(13A) exempts the least of three amounts:

This is what the mistake costs. Someone in Noida who ticks “metro” would compute the third limb as ₹2,70,000 instead of ₹2,16,000 and claim ₹2,70,000 instead of ₹2,16,000 — ₹54,000 of income wrongly treated as exempt. Payroll usually catches it in the February TDS true-up, and the whole shortfall is recovered from one month's salary.

How much rent do you need to use your whole HRA?

At the bottom of the range your exemption is throttled by limb two — the 10% of basic that is deducted from your rent before anything is exempt. Higher up, the 40% ceiling takes over, and paying more rent stops buying you any further exemption. Renting above that point is a lifestyle decision, not a tax one.

Renting in Noida: what is different here

Noida's rents step down as you move east and south. Sectors 15A, 44 and 50 hold the established low-rise stock; the Expressway sectors from 128 to 150 carry newer towers aimed at the corporate tenant; and Greater Noida West offers the cheapest society flats in the entire NCR, at the cost of a long commute. Builder-delayed projects mean some societies still have partial occupancy, which shows up as unusually soft rents.

Deposit convention. 2–3 months' rent.

Agreement and registration. Uttar Pradesh's Urban Buildings Act governs older tenancies; new lettings use 11-month agreements on stamp paper. Noida Authority lease conditions require the owner to intimate sub-letting in some sectors — worth checking if your landlord is the original allottee.

The Noida catch. Noida is NOT a metro for HRA, and neither is Greater Noida. Being on the Delhi Metro line has no bearing on Rule 2A. The 40% limb applies, and payroll teams that default everyone in the NCR to 50% create year-end TDS shortfalls.

Who is claiming HRA in Noida

IT services, business process outsourcing, media production and a growing electronics manufacturing base. Many Noida employees work for firms headquartered in Delhi or Gurgaon on the same national salary template, so HRA at 50% of basic is common while the exemption limb stays at 40%. Public-sector and authority employees in Noida follow pay-commission HRA classifications, which are a separate scheme again.

Yes, once the annual rent exceeds ₹1,00,000 — about ₹8,333 a month. In Noida that threshold is crossed by almost every letting, including 1 BHKs. If the landlord will not share a PAN, they must give a declaration in Form 60, and many employers reject the claim without one.

What proof does my employer want for a Noida rent claim?

I live in Greater Noida but work in Delhi. Which city decides my HRA limb?

The city where your rented accommodation is — Greater Noida — so the 40% limb applies. Where you work is irrelevant to Rule 2A. This trips up a large number of NCR employees whose payroll systems are configured against the office location rather than the residential address on the rent agreement, and it usually surfaces as a TDS shortfall in the February true-up.
